Healthcare and Nonprofits in Lower Manhattan

March 2019
The Alliance for Downtown New York is pleased to release a report covering the importance of healthcare and nonprofit companies to Lower Manhattan's economy and office market. More than 1,000 tenants in these industries are in offices south of Chambers Street. These sectors have grown significantly since the depths of the recession in 2009 and helped push overall private sector employment in the district to its highest level since September 11, 2001. Their growing presence downtown increases the resiliency of the area’s economy while adding richness and complexity to the labor profile of the neighborhood.
Major findings include:
  • 1,000 healthcare companies and nonprofits operating south of Chambers Street
  • 1 in 7 Lower Manhattan private sector employees work in the nonprofit or healthcare sectors
  • Healthcare and nonprofit employment is up 78% since the depths of the recession.
  • Six of New York's 25 largest nonprofits are in Lower Manhattan
  • 99 healthcare and nonprofit companies have relocated to Lower Manhattan since 2008
